Longueuil Home Values by Year Built: What 212 Sales Show
Your Longueuil house went up in the 1990s, and you wonder whether its age puts it above or below the market. Our Longueuil home valuation guide breaks prices down by area. This article takes another angle: the median price of houses sold by decade of construction, measured in our comparable-sales database. The result is not what most owners expect, which is exactly what makes it useful when you are sizing up a valuation.

212 house sales in Longueuil: what this data covers
The figures below come from CourtiConnect's comparable-sales database, fed by the Centris system. They cover houses sold in the boroughs of Le Vieux-Longueuil, Saint-Hubert and Greenfield Park from May 7, 2025 to April 14, 2026: 212 sales, 206 of them with a recorded year of construction. The overall median is $865,000.
Two caveats frame the reading. These are the sales in our database, not every sale in Longueuil over the period. And we do not publish a median for any decade with fewer than 10 sales; that is our own threshold, because below it a handful of transactions can move the number.
Median price by decade of construction
| Decade built | Sales | Median price |
|---|---|---|
| 1980s | 34 | $850,500 |
| 1990s | 47 | $835,000 |
| 2000s | 31 | $965,000 |
| 2010s | 45 | $978,000 |
| 2020s | 26 | $815,000 |
Pre-1980 houses are scarce in the database for this period: 23 sales in total, spread across nine decades, none of which reaches 10 sales. They therefore get no row in the table.
The table does not climb steadily. Houses from the 2000s and 2010s sell for more than those from the 1980s and 1990s, as you would expect. But the newest, built in the 2020s, have the lowest median of the five decades.
Why 2020s houses are not the priciest
The answer is building type. Of the 26 houses built in the 2020s and sold in the period, 12 are detached, 8 semi-detached and 6 row houses, so more than half are not detached. In earlier decades the detached house clearly dominates: 27 of 34 for the 1980s, 27 of 31 for the 2000s.
Lots tell the same story. Among sales with a recorded lot size, the median lot for 2020s houses is about 3,300 square feet, against roughly 5,300 to 6,200 square feet for the other decades. A median by decade mixes very different homes: what pulls the 2020s figure down is not age but the share of semis and row houses on smaller lots.
Like for like: detached houses by decade
Keeping only detached houses, the picture makes more sense:
- 1980s: 27 sales, median $870,000;
- 1990s: 31 sales, median $902,500;
- 2000s: 27 sales, median $975,000;
- 2010s: 30 sales, median $1,049,500;
- 2020s: 12 sales, median $894,250.
Like for like, the median rises with each decade through the 2010s. Detached 2020s builds stay below the 2000s and 2010s, but on 12 sales only, just over our threshold, so read that last figure with care.
Time on market by decade
The database also records days on market. The median is 29 days for 1980s houses, 31 for the 1990s, 43 for the 2000s, 48 for the 2010s and 57 for the 2020s. Over this period, the newest homes took the longest to sell.
The data does not say why. It only shows that the gap exists, and that a seller of a recent house would be wrong to assume it will go faster because it is new.
Valuing your house: what year built tells you, and what it doesn't
Year built is a reference point, not a valuation. It places your house within a group, but three factors weigh at least as much:
- building type: detached, semi-detached or row, as the 2020s gap shows;
- the lot, whose size varies widely from one decade to the next;
- condition and renovations: a fully redone 1980s house does not compare with one from the same decade left original.
A sound valuation compares your house with recent sales of homes that are similar in type, size, lot and area. The table here helps you check that a valuation is in a plausible range; it does not replace one.
