A gap that widens slowly but steadily

The Montreal area single-family home is up about 4% year over year, against about 3% for the provincial median. One percentage point of annual difference sounds trivial; repeated, it adds a few thousand dollars every year to the step a regional buyer would have to climb to reach the metropolis. That is the slow mechanic behind a gap that settles in rather than closing.

First effect: the down payment

At 20% down, the price gap turns immediately into cash:

For a household saving $800 a month toward the project, that $26,800 is close to three additional years. This is often where the decision is actually made, long before the payment question comes up.

Second effect: the payment at 4.09%

CourtiConnect comparable sales data makes that plain: over twelve rolling months, the median house runs around $645,000 in Saint-Constant and around $725,000 in Sainte-Julie, two South Shore cities. In regions farther from the metropolis, it sits well below the provincial median. The $515,000 figure describes no real market: it describes an average of markets.

Practical consequence: "buying in the regions to save $134,000" is not a strategy, it is an average. The real saving depends on the town you target, and it can be zero in some sought-after suburbs.

What the price gap does not tell you

Three items are missing from the math, and all of them argue against distance. Transportation first: a second vehicle, its maintenance, insurance and fuel can absorb a good share of the $569 monthly saving. Time next, which appears on no invoice but is paid every day. Resale liquidity last: a low-volume market takes longer to absorb a property, which matters on the day you need to sell quickly.

On the other side, distance buys space, land and often a lighter municipal tax burden. The right method is to compare the full monthly cost of both scenarios, transportation included, rather than two list prices.
