The profile matches the spring: fewer transactions, prices still climbing but slowly. That is the signature of a market adjusting through volume before it adjusts through price. Sellers who accept the market price sell; the others withdraw or wait, which lowers transaction counts without pulling medians down.

The drop in volume is almost entirely a Montreal story

Here is the calculation few summaries run. The Montreal area recorded 4,012 sales in June 2026, down about 8%, or nearly half of all provincial volume. Subtracting Montreal from the 8,492 total leaves roughly 4,480 sales for the entire rest of Quebec. A provincial median describes no city

The $515,000 provincial single-family median is a statistical benchmark, not a market price. It aggregates the Montreal area, where the median house reaches $649,000, with regions where it sits far below. The same house can be worth twice as much depending on its postal code, and no provincial median captures that spread.

The correct use of the figure is as a trend indicator: +3% year over year for the single-family home, +1% for the condo. What matters for your decision is the differential between segments, not the absolute level.

House and condo: two diverging paths

Province-wide, the gap between the single-family home ($515,000) and the condo ($409,500) is about $105,500. In the Montreal area, the same gap reaches roughly $214,000 ($649,000 versus $435,000), twice as wide. And it keeps widening, since the house is rising faster than the condo in both perimeters.

Two readings follow. For a first-time buyer in the regions, the condo is not necessarily a mandatory step: a $105,500 gap can be bridged with a reasonable budget. In the metropolis, a $214,000 gap turns the condo into a genuine entry point, often the only one accessible without two high incomes.
