Hull, Gatineau: Condos Are the Top-Selling Property Type (39%)
In Hull, people buy condos first. Of the 776 actual sales the CourtiConnect database records for this sector between December 10, 2023 and September 8, 2026, 303 were condos, against 204 houses. Our comparison of Gatineau's five sectors looked at median prices; this one looks at something else: what actually sells in Hull, type by type, and why that sales mix changes how you buy and sell there.

What sold in Hull, by property type
The table below is a snapshot of the whole window: it adds up nearly three years of sales with no breakdown over time. It tells you what changed hands in Hull over the period, not how the market moved.

Two readings stand out. Condos are the top-selling type, but not a majority: 39%, so six sales in ten are something else. And income properties carry real weight: duplexes, triplexes and 4-to-5-unit buildings together total 254 sales, or 33% of the sector, a share comparable to houses.
The only Gatineau sector where houses don't lead
What makes Hull unusual only shows up in comparison. Over the same window, the database counts 3,009 sales across Gatineau's five sectors, and houses come first everywhere else.
| Sector | Sales | House | Condo | Duplex | Triplex | 4-5 units |
|---|---|---|---|---|---|---|
| Gatineau (sector) | 1,094 | 48% | 26% | 11% | 9% | 5% |
| Aylmer | 916 | 51% | 31% | 7% | 8% | 3% |

| Buckingham | 119 | 42% | — | 36% | — | — |
| Masson-Angers | 104 | 46% | — | 37% | — | — |
| Gatineau total | 3,009 | 43.0% | 29.5% | 12.5% | 9.7% | 4.1% |
Source: actual sales in the CourtiConnect database, December 10, 2023 to September 8, 2026. For Buckingham and Masson-Angers, only the two largest shares are shown here.
Hull runs against the city as a whole: houses make up 26% of sales there versus 43.0% across Gatineau, and condos 39% versus 29.5%. The outlying sectors, Buckingham and Masson-Angers, show yet another profile, where duplexes come close behind houses. Why Hull looks this way, the database does not say: a denser housing stock is one possible hypothesis, but nothing in this article establishes it.
For buyers: condos as the way in
When condos are the most-sold type, they are also where a buyer has the most real choice. In Hull, the median condo price over the period is $303,000, the lowest of all property types measured in the sector. For a first purchase, it is the most likely entry point, and it is where you will find the most opportunities to compare.
The other condo measures help you prepare an offer. The median sale-to-list ratio is 0.980: half of condos sold for at least 98% of the asking price, the other half for less. The median time on market is 44 days, across the 225 sales for which it is known. These are reference points for a negotiation, not a rule that applies to a specific unit.
- compare a condo with condo sales in the sector, not with a citywide median;
- check the year built: the median is 1994, so a large share of the condos sold are more than thirty years old;
- ask for the syndicate's documents before committing, since they weigh as much as the price on the real cost of a condo purchase.
A third of sales are plexes, in an older building stock
Hull's other defining trait is the weight of income properties. A buyer looking for a duplex or triplex finds real sales volume there: 108 of each over the period. These buildings are much older than the rest: median year built 1952 for duplexes, 1958 for 4-to-5-unit buildings and 1962 for triplexes, compared with 1990 for houses and 1994 for condos.
For a plex buyer, the median age of the building stock calls for a thorough inspection and a careful read of the leases in place. The 4-to-5-unit buildings form a small group, 38 sales, with the longest median time on market, 73.5 days, measured on only 20 sales: too thin a sample to draw more than an indication from it.
For sellers: knowing who you compete with
The sales mix tells a seller which pool they are entering. Someone selling a condo in Hull joins the most active type in the sector: many buyers, but also many comparable units for those buyers to choose from. Presentation and asking price will be measured against those condos.
A house seller is in a different position: houses account for one sale in four in Hull, compared with more than four in ten across Gatineau. Comparable house sales within the sector are therefore fewer, and the temptation is to pull comparables from other sectors. That is where caution is needed: a sector with a different profile is not a sound comparison without adjustment.
The limits of this reading
- it is a snapshot of nearly three years added together, not a time series: it cannot say whether the condo share is rising or falling;
- selling time is known for only part of the sales, hence the n values in the table;
- ratios and selling times are sector medians that guarantee nothing for a given property;
- the boundaries of the Hull sector are those of the CourtiConnect database, which may differ from a municipal map.
