Dorval at a glance

Dorval holds a distinctive position in the West Island: a lakeside city served by commuter rail and Highway 20, it also hosts the international airport and a major employment hub. Its residential stock is old, with a median construction year of 1953 among houses sold over the last twelve months and a median living area of about 1,244 square feet. This is a market of postwar properties whose condition varies considerably from street to street.

The island market where buyers have the most room

Three indicators point the same way. Median time on market reaches about 45 days for houses and 50 days for condos, against roughly thirty in the tight South Shore suburbs. Only about 30% of sales close at or above asking, in both segments. And the house median is down about 2% while the Montreal area median is up about 4%.

This is not a struggling market, it is a market that takes its time. The explanation lies largely in the housing stock: when the median construction year is 1953, every property must be judged on its actual condition, the pre-purchase inspection becomes decisive and negotiations stretch out. The list price carries less information here than elsewhere.

For the buyer

Dorval rewards patience. With 70% of sales closing below list, offering full asking price is not the norm. Budget seriously for the pre-purchase inspection and, on a 1950s house, have the expensive items checked: roof, windows, French drain, electrical service and any buried oil tank. A $60,000 gap between two neighbouring properties is often explained entirely by those elements.

For the seller

In a market with a 45-day median, preparation matters more than the list price. Two concrete levers: document completed work with invoices, which reassures buyers wary of an older stock; and fix visible defects that sink inspections upfront, rather than absorbing them in a post-offer renegotiation.

On price, the $588,000 to $875,000 range says it all: your position within it depends on condition and location far more than on the median. Listing at the top of the range with an entry-level property, in a market where buyers have time to compare, is the surest way to reach 90 days.
