$409,500 Condo in Quebec (June 2026): The First-Time Buyer Math

At a median price of $409,500 in June 2026 and a gain of about 1% year over year, the condo is the quietest segment of the Quebec market. It is also the entry point for most first-time buyers. The slowest-rising segment, and why

+1% for the condo against +3% for the provincial single-family home: the difference in pace is not a measurement quirk, it is structural. Condo supply reacts faster to demand, because units can be added vertically far more quickly than a neighbourhood of houses can be developed. Add investor-owners, who continuously arbitrate between selling and renting and put supply back on the market whenever prices climb.

For a first-time buyer, that elasticity is good news: it caps price spikes and leaves more time to decide. It comes with a trade-off. At resale, your condo will be compared to very similar units, sometimes in the same building. Differentiation through floor, exposure, condition and parking matters more than it would for a house.

Down payment and monthly payment, in dollars

On a $409,500 condo, the minimum down payment is 5%, or $20,475. Below the 20% threshold, mortgage default insurance is mandatory and its premium is added to the borrowed principal. At the 4.09% five-year fixed quoted in Montreal on July 23, 2026, over 25 years:

Doubling the down payment from 5% to 10% costs $20,475 more upfront and saves about $131 a month, close to $7,900 over five years including the reduced insurance premium. That trade-off belongs in a spreadsheet, not in a gut call.

The real entry barrier: required income

This is the calculation buyers discover too late. Qualification does not use 4.09% but the stress-test rate, the contract plus 2 points: 6.09%. On an insured loan of $404,586, the theoretical payment rises to about $2,607. Assuming condo fees and municipal taxes of roughly $450 a month, the tested housing cost reaches about $3,057. At a 32% gross debt service ratio, that implies household gross income of roughly $115,000 a year.

The same math at the rate actually paid would require about $97,500. That $17,500 gap explains most financing refusals among first-time buyers: the budget works, the qualification does not.

Three checks before the offer

A condo is judged as much on its syndicate as on its location. First the contingency fund: its size, its trajectory and the date of the last fund study. An underfunded reserve announces special assessments, which cannot be negotiated after closing. Then the minutes of recent general meetings, which reveal work approved or deferred. Finally the actual monthly fees and what they cover: heating, hot water, building insurance. Two condos at the same price can differ by $200 a month in real cost.

One last marker: the $409,500 median aggregates the whole province. In the Montreal area, the median condo stood at $435,000 in June 2026; elsewhere in Quebec, several markets sit well below. Your budget should be anchored on your city, not on the provincial median.
