The septic tank and leaching field
The septic system is governed by the provincial regulation Q-2, r.22. Before buying, check the type of system, its age, its capacity relative to the home's number of bedrooms, and the state of the leaching field. An undersized, aging or non-compliant system can require a costly replacement. A specialized firm can produce a detailed assessment and flag signs of failure, such as odours, soggy ground or backups.
The well: water quality
Well water must be safe to drink. A drinking water analysis measures bacteriological and chemical parameters to detect contamination, for example coliforms, iron, manganese or other elements. The well: sufficient flow
