Gather an up-to-date location certificate or survey plan, zoning information, proof of area and, where applicable, existing studies (characterization, wetlands). A clear file reassures the buyer and speeds up signing at the notary.

💰 Taxation of the sale

Vacant land that is not your principal residence does not qualify for the principal-residence exemption: a capital gain may apply. Depending on the context, sales taxes may also come into play. Validate your situation with a notary or a tax advisor before selling to avoid surprises.
